TERMS AND CONDITIONS
Your credit card has secured your reservation with a 50% non refundable deposit of the total amount of your reservation and is also considered a $1000.00 damage and or missing inventory deposit. The balance of your reservation will be charged to your credit card on file 30 days prior to your check in date, and at that time all monies will be non-refundable. You will be held financially responsible for any and all damages and or missing inventory during your stay, up to and above your deposit. A full inventory is done directly before and after your check in. If it is determined that there were more people occupying the unit than allowed, you will be charged $50 per person over the maximum guests allowed. (The rental agreement that you sign states the number of people allowed for the unit you have reserved). Also if it is determined that a pet or smoking was in the rental unit, your credit card will be charged the cost to remove all evidence of pets and or smoke.
All cancelations must be done by phone, e-mail to firstname.lastname@example.org or official letter. Cancelations for any reason received from time of booking up to 31 days prior to arrival forfeit 50% of the total amount of the reservation, no exceptions. Cancelations for any reason received 30 days or less prior to arrival forfeit the full amount of the reservation.
Pets are not allowed in any of our properties unless specified in writing. All properties are non-smoking. There are no refunds for late arrivals and/or early departures. A major credit card is required upon check-in to cover incidental charges. Specific unit numbers and bed configurations are not guaranteed. We reserve the right to provide accommodations of equal or greater value, at no extra charge, if it is necessary. Advertised amenities are not guaranteed and may not be available at your time of visit, such as a pool, a hot tub, TV, etc, might be down for maintenance. There are no refunds or compensation of any type due to an amenity not being available. We realize you might choose your property based on amenities and we will do our best to make sure they are working and available upon your visit, but due to our remote location sometimes it is out of our control. Your nightly rate pays for the property you are renting, not the extra amenities, they are considered a bonus.
GUEST RENTAL INFORMATION: PLEASE READ CAREFULLY
A 50% Non-Refundable Deposit is due at the time of your reservation. If your reservation is within 30 days or less you will be charged the full amount at that time. If cancelations are made within 30 days of your arrival date, you will be responsible for the full amount of your reservation. If cancelations are made prior to 30 days of your arrival date, you will not be charged the remaining 50% balance. We appreciate your cooperation.

We ask that you leave the cabin/condo in good clean condition (run dishwasher, take trash out and replace furniture to its original position,) or it may be necessary to charge you an additional cleaning fee. These charges will occur if upon final inspection following your departure it is determined that any of the above has occurred. Please do not make any of the beds that have been used. If your accommodations offer a swimming pool, we ask that you use the towels designated for pool use and take them back to the condo. There are no refunds for late arrivals and/or early departures. A major credit card is typically required upon check-in to cover incidental charges. Specific unit numbers and bed configurations are not guaranteed. We reserve the right to provide accommodations of equal or greater value, at no extra charge, if it becomes necessary to relocate a guest or group should a property become unavailable.
The owners have requested that NO SMOKING and NO PETS are allowed. We ask that you honor that request. If it is determined that there was smoking or pets in the unit, we will have to clean the carpets, furniture and wash all bedding. We will pass that charge on to you. This is necessary due to the fact that some people are very allergic to pets and tobacco smoke. (We do have a few pet friendly properties, please make sure that if you have a pet that you are reserving one of our pet friendly properties.)
You can pick up your keys and map at Johnson & Company, 110 N 3rd St., which is at the corner of HWY 55 and Deinhard Lane, across from the airport. Check -in time is after 4:00 pm. If you arrive after 5:00 pm, your check -in package will be in a box at our front door. There will be keys and a map with directions to your cabin/condo. When you leave, make sure all doors and windows are locked and thermostats are turned down to 50 degrees, please return the keys to our office or drop box just outside our office. Check-out time is 10:00 am. Check in time is 4:00 pm.
Waiver of Liability And Hold Harmless Agreement.
1. In consideration for receiving permission to rent, I hereby RELEASE, WAIVE, DISCHARGE and COVENANT NOT TO SUE Johnson & Co., Idaho Resort Properties or the owner, their officers, agents, servants, or employees (hereinafter referred to as RELEASEES) from any and all liability, claims, demand, actions and causes of action whatsoever arising out of or related to any loss, damage, or injury, including death, that may be sustained by me, or any of the property belonging to me, whether caused by the negligence of the releasees, or otherwise, while in, on or upon the premises where the use is being conducted.
